After some trial and MUCH error...here's a process that WORKS!


Generally speaking, the following outlines how we approach our hard money and commercial loans:

1 – Just send me some of the details of your property/loan request.

2 – We will have one of our Loan Consultants contact you to start your file and review initial documents.

3 – We consult with our Investors to gauge their interest in doing your loan.

4 – We offer you a written Letter of Interest. (This normally takes 24-48 hours).

5 – If you like and accept the terms and ONLY IF YOU LIKE AND ACCEPT THE TERMS you sign and send back the loan documents along with any needed appraisal/processing fees...usually no more than $195 to $495 to cover administrative costs. If any third-party reports are needed, such as appraisals or Lender fees, we will inform you at this point so that there are no hidden fees or surprise requirements.

6 – You are normally set to close within 2-3 weeks for hard money loans.

7 – My team is paid at closing.

8 – You move forward with your business with a closed loan behind you! It's that simple.

I use private investors to provide cash-outs and refinances on land and commercial properties and I have been doing it successfully for several years. I am attaching some basic information.
